Preparing for a home inspection

What will a home inspector be looking at and how you can prepare for a home inspection?
The below listing may be helpful in preparing for a home inspection.

Receipts for repairs and maintenance
Leave copies of invoices and receipts for repairs to the home, such as having the furnace serviced or the chimney flue cleaned.  This will help the inspector put together a more accurate report.

Never hide or disguise a defect
This could lead to serious trouble even if it goes unnoticed at the inspection.
Sellers who have hidden basement leaks or insect damage have faced more expensive law
suites when the problem was later detected.

Reduce the "Negatives"
The inspector will comment on just about everything related your home except its decor'. A long list of negative comments can look like you'd done little to maintain your home and the Buyer may think he's taking on more than he can handle.

Reduce the number of obvious annoyances and red flags that will work against you during the inspection.
Many of these items can be done with little or no cost and many are regular maintenance items for a home:

Interior

  • Make sure all interior and exterior light fixtures work.
  • Provide east access to the furnace, water heater and electrical panel.
  • Make sure the area around the furnace is well lit.
  • Install a new furnace filter.
  • Ensure that windows operate smoothly.
  • Tighten all doorknobs and tighten or repair all handrails.
     
  • Clean the fireplace.
  • Be sure all plumbing fixtures are working properly.
  • Clear the way to the attic access panel or pull-down, especially in a closet.
  • Be sure that there is a minimum of one working smoke detector per floor.
  • Remove window security screws, or provide keys for window security locks.
  • Adjust the downward pressure of the automatic garage door opener.

Exterior

  • Replace all damaged window screens. If screen aren't install, make it obvious that you have them.
  • Provide keys or unlock sheds and outbuildings.
  • Remove grade dirt or mulch from contact with the siding. About six inches clearance.
  • Make certain downspout extensions are secure and diverting water into the yard.
  • Trim back tree branches and bushes that are brushing against the roof and siding.
  • Paint weathered wood and caulk around the trim.
