 Pitfall of an On-line Market Analysis
To be of any value, a Market Analysis must be accurate. The only way to fairly evaluate your home is to have it looked at by someone familiar with real estate in your market area.

An on-line market analysis is generated by a computer program reviewing basic information available from the county assessor records. When you input your address and details about the home, the program provides a report of recent property sales in your market area. Your "market analysis" is based on a general look at neighborhood values that may include low priced foreclosures in very poor condition. This information has no practical value.

Who Benefits from the On-line Service
Your contact information will be forwarded to a Realtor who pays a subscription fee to receive the names of everyone who makes an inquiry within a given zip code area. The subscribing Realtor now has your name as a "lead" to call. You are not protected by the Do-Not-Call list, because you initiated the contact.
